2020 – Rules and Regulations for Stillwater Lakes

  1. One trailer is allowed per lot.  If more than one is wanted, you must get approval from Landlord, and you will be charged the normal lot rent for each trailer on your lot.  You are allowed two free “weekend passes” per annual leasing period for your guests to park their campers/RVs on your lot.  After that, an additional $50.00 will be charged per camper, per day. 
  2. Lessees are responsible for others using their lot.  Noisy parties, gatherings involving minors and alcohol, and large numbers of people are prohibited, and will result in cancellation of your lease.
  3. Lessees are required to get Landlord’s permission to cut down trees or to move or build any structures.  Absolutely no digging with loaders, backhoes, etc., without permission.  No concrete or fill material of any kind can be placed in lakes or river.
  4. Do not tamper with, alter, or destroy beaver dams or any other natural wildlife habitat.
  5. Hunting and weapons are prohibited, without permission.  Fireworks are allowed ONLY from July 1 – July 4 of each year.  Absolutely no illegal fireworks/explosives are allowed at any time.
  6. No foraging or gathering beyond the perimeter of your lot is allowed.
  7. Dogs must be penned, chained, or under control of their owners at all times.  No pit bulls, mastiffs, Dobermans, Rottweilers, or German Shepherds are allowed.
  8. No livestock other than waterfowl is permitted.
  9. Garbage/trash needs to be removed weekly.  If you are fishing on another tenant’s leased area, you must have permission from that tenant, and please remove your lines, hooks, bait, fish carcasses, etc., before you leave.
  10. Your lot must be mowed, at minimum, no less than two times per year, in the spring and fall.
  11. If your mobile home is not equipped with bathroom facilities, you must either install a septic tank, an external holding tank, or a port-a-potty on your lot.
  12. All surplus supplies, mowers, etc., should be stored in a shed or out of view.  Wood should be piled neatly.
  13. No ATVs, off-road motorcycles or other off-road vehicles are allowed (exceptions are made for handicapped individuals).  Lawnmowers are to be used solely for lawn mowing, and not for transportation.
  14. No unlicensed vehicles may be parked at lot sites (except tractors, with permission).
  15. Boat motors are limited to trolling motors only.

16.  If you wish to sell your trailer, you must inform the buyer that your mobile home, out building(s) and all items owned by you must be removed from the Site, unless prior arrangements are made in writing, with Landlord.  Transfer of Tenant’s Site Lease to another party is not allowed, unless prior arrangements are made in writing, with Landlord.
